The Grande at Canal Pointe Condominium Association Rental Unit Registration form must be submitted to the Managing Agent for the Association prior to making the unit available for rent (includes prior to advertising the unit for rent). Any Owner intending to rent their unit must: 1) register the unit as a rental unit, 2) pay the annual Rental Impact Fee ($260) by April 1 of the calendar year, and 3) submit a GCP Lease Addendum every time a lease is signed. Non-compliance is subject to monetary penalties.
Section IX of the Code of Regulations states in summary:
Section 9.2. Payment of Assessments No owner may lease their unit if they are more than sixty (60) days in arrears in payment of Common Assessments.
Section 9.3 Identification of Subsequent Unit Purchasers or Tenants All owners renting their Unit must submit a Rental Unit Registration form to the Managing Agent annually. Each Unit owner shall have an obligation to advise the Council in writing as to the name, address and phone number of any tenants of the Unit owner.
Section 9.4 Lease/Rental Impact Fees/Addendums All leases/addendums shall be seven (7) consecutive days and shall state that the lease agreement shall be subject in all respects to the Declaration, the Code of Regulations and any Rules and Regulations promulgated by the Council. Unit owners must register the leasehold with the Managing Agent each calendar year and at no time later than April 1, and pay the annual rental impact fee as established by the Council.

I AGREE TO PROVIDE A COPY OF THE RULES AND REGULATIONS POLICIES TO MY RENTAL AGENT. IF I SELF-MANAGE, I AM AWARE THAT MY TENANTS MUST RECEIVE A COPY OF GCP RULES & REGULATION POLICIES AND I MUST LEAVE THE RULES POSTED IN MY UNIT. I ACCEPT ALL LIABILITY FOR THE ACTIONS OF ALL TENANTS RESIDING AT MY PROPERTY AND THEIR LACK OF ADHERENCE TO ASSOCIATION COVENANTS, POLICIES, PROCEDURES, RULES & REGULATIONS.
