Roland Park Architectural Modification Form

ROLAND PARK CONDOMINIUM

IMPROVEMENTS, ALTERATIONS OR ADDITIONS BY UNIT OWNER

 This Unit Modification Request must be approved by the Board of Directors BEFORE any work is started.

1. I will be responsible for the conduct of all persons, agents, contractors and employees who are associated with this work.
2. I assume all liability and will be responsible for all damage and/or injury that may result from this work to any person, my unit, other units and Common Elements, including elevators.
3. All work will be performed between the hours of 9:00 a.m. and 5:00 p.m. Monday through Friday. No work may be performed on weekends. This will minimize interference and inconvenience to other unit owners.
4. I will be responsible for complying with all applicable federal, state and local laws, codes, regulations and permit requirements in connection with this work. I understand and agree that the Roland Park Condominium, its Board of Directors, its agents, and the Committee have no responsibility with respect to such compliance and that the Board of Directors or its designated representatives may not be held liable for either the plans, specifications, or how work complies with any law, code, regulation, or government requirement.
5. I agree to obtain all necessary permits and provide copies of all permits, licenses and certificates of insurance to the Property Manager.
6. I will in no way alter or modify or cause damage to any Common Elements or common structures without consent of the Board of Directors (for example, see item #4 under electrical changes in the modification check list on page 1). I agree that I shall be wholly and fully liable and responsible for any and all damage done to the Common Elements as a result of the modification.
7. I will ensure that my Contractors coordinate 48 hours in advance with the Property Manager prior to closing any water valves or performing any plumbing or electrical work that could affect other units, to ensure proper notification of other Unit Owners.
8. I will ensure that my Contractors remove construction debris from the property. The large dumpsters on the property shall not be used by Contractors or Unit Owner to dispose of any construction materials, cabinets, appliances, etc. These must be disposed of off property.
9. I will make sure elevator pads are installed during renovations.
10. Before work begins, I will post a security deposit of $500.00, payable to Roland Park Condominium. The money will be returned if there is no damage to Common Elements and if Common Elements are cleaned each day after construction.
11. My Contractors may not park in front of or on the side of the garage, within the garage or in no-parking zones. Parking is only allowed on the street.
12. My Contractors shall not use hallways, stairwells or other Common Elements as work areas or for equipment set up.
13. I will ensure my Contractors are responsible for cleaning the common hallway, elevator and stairwell of my building. I understand, if cleaning is not done in the Common Elements, there will be a charge to my account for cleaning completed by the Association.
14. I will be responsible for ensuring that my contractors sign in at the Office each day.
15. During construction work, no Condominium Employee shall supervise contractors or report to the Unit Owner on the status of any work.
16. If the Property Manager assists me in completing this form, including meeting with the General Contractor, I will pay the Association at the rate of $50.00 per hour for any such assistance. Any meetings after the initial meeting with the General Contractor will be charged at a rate of $25.00 for each 30 minutes for updates on the Unit Modification Form.  Inspections of the work during construction by the Property Manager are free.   All fees must be paid before the Modification Committee begins its review.
