CLUBHOUSE RENTAL RULES AND AGREEMENT

Clubhouse Rental Rules
RENTAL FEE: $50.00 Per Hour, 2 Hour minimum, 30 Minute increments (NON-REFUNDABLE)
SECURITY DEPOSIT: Credit Cards will be charged retroactively for any damages or violations incurred during the event.
The Board reserves the right to change the rent and/or security deposit fees without amendment to these clubhouse rental rules and agreement, provided that 30 days’ notice is distributed to the community prior to the change.
This Clubhouse Rental Rules and Agreement have been adopted under §11-111 of theMaryland Condominium Act.
All residents must be in good standing with no pending violations in order to rent the Clubhouse. Tenants who rent their Units must have a current Lease uploaded to AppFolio.
Reservations must be made at least 3 weeks in advance of the Event Date.
Unit Owner and Clubhouse Renters Responsibility:
- Events may be scheduled between the hours of 10:00 A.M and 9:00 P.M.
- The clubhouse must be neat and clean and ready for inspection no later than one hour after the conclusion of the event.
- All personal items must be removed from the refrigerator and freezer.
- All trash/garbage must be removed from the clubroom and kitchen and emptied into the outside dumpster.
- All furniture must be restored to its original placement as shown in photographs that are available to the unit owner/clubhouse renter.
- All floors and rooms must be cleaned. Cleaning supplies will be provided.
- Locked closets or any other locked area of the clubhouse must not have been altered, tampered with or adjusted in any way.
- No nails, staples, pushpins, scotch tape, etc. may be used to secure anything to the walls or woodwork.
- No cooking or grilling may occur inside the clubhouse or in or around the pool area.
- The clubhouse microwave located in the kitchen may be used solely for the purpose of warming food.
- ALCOHOLIC BEVERAGES SHALL NOT BE SERVED, SOLD, OR RAFFLED UNLESS CLUBHOUSE RENTER AND/OR HIS CATERER HAS OBTAINED A LIQUOR LICENSE. If alcoholic beverages are served, sold, and/or raffled, the clubhouse renter/unit owner is responsible for obtaining any and all necessary liquor licenses and otherwise complying with all applicable Baltimore County Ordinances regarding the sale and/or consumption of alcoholic beverages. The unit owner/clubhouse renter shall indemnify and save harmless the council, its members, directors, officers, agents and/or employees from all claims and demands for damages, costs, loss of service, expenses, compensation and medical expenses incurred, past, present and future, on account of or in any way arising from injuries sustained by a unit owner, clubhouse renter, his, her, or their spouse, children, relatives, tenants, guests, invitees, event attendees, and all other persons resulting from the serving, sale or raffling or alcoholic beverages during the clubhouse event.
- No loitering by Event Guests is permitted outside or around the Clubhouse area.
- Failure to adhere to these rules and regulations will result in monetary penalties as outlined below.
- The clubhouse is for the exclusive use of the unit owners and tenants of the condominium. TENANTS MUST HAVE UNIT OWNERS SIGN FOR AND ACCEPT RESPONSIBILITY FOR THE RENTAL OF THE CLUBHOUSE.
- An adult member of the hosting unit owner must be in attendance for the entire function as well as pre and post event inspections.
- Guests and ancillary personnel (caterers, bands, etc.) are requested to leave quietly so that neighbors are not disturbed.
- RENTAL OF THE CLUBHOUSE DOES NOT INCLUDE POOL, POOL DECK, HOT TUB AND EXERCISE ROOM.
- The clubhouse renter must plan for and escort caterers, florists, etc., during normal clubhouse hours.
- NO SMOKING OR VAPING OF ANY KIND IS ALLOWED INSIDE OR OUTSIDE ANY AREA OF THE CLUBHOUSE.
- Event Guests are to be provided visitor permits, by the Unit Owner (copies can be made), allowing Event Guests to park in the overflow parking in front of buildings 510 and 601. Parking on the grass or on or near the bridge, on both sides of Quarry View Court, is prohibited. Parking on Quarry View Court is permitted subject to compliance with applicable parking signs and fire hydrants. However, there is no guarantee ample parking for any event will be available. Car-pooling is recommended.
- Any music played, either live or sound system, must be kept at a low volume level that does not disturb the residents, especially those in the adjacent buildings – 510 and 601, to the Clubhouse.
- All events are exclusively confined to the inside of the Clubhouse. Guests are not to loiter outside of the Clubhouse, inside the Pool Deck areas or the Gym.
- The Board of Directors reserves the right to hire a cleaning service after events if required, at the owner/renters expense.
THE GATHERINGS AT QUARRY PLACE CONDOMINIUM ASSOCIATION, INC. ASSUMES NO LIABILITY FOR ANY INJURIES TO PERSONS, DAMAGES TO THE BUILDING, OR DAMAGES TO PERSONAL PROPERTY ON THE PREMISES AT ANY TIME. UNIT OWNERS AND THE CLUBHOUSE RENTER HEREBY ASSUMES RESPONSIBILITY FOR ANY AND ALL DAMAGE TO THE CLUBHOUSE, IT’S CONTENTS AND/OR OTHER COMMUNITY PROPERTY AS A RESULT (DIRECTLY OR INDIRECTLY) OF THIS FUNCTION.
FINES FOR VIOLATIONS
- Noise or disturbance resulting in Police visit
- Damage to property in and around the building – actual cost
- Clubhouse facility not left clean (Professional Cleaning Service will be hired) – actual cost
- Use of indoor cooking grills – actual cost for any damages
