3. Rent
* The Tenant agrees to pay the Owner the amount of $30 per month payable on the 1st of each month.
* A late fee of $15 will be charged if rent is not received by the 15th day of the month.
4. Security Deposit
* The Tenant shall pay a security deposit of $100 before moving parking in the RV Lot.
* This deposit will be held by the Owner to cover any damages, unpaid rent, or violations. The balance of the deposit will be returned within 30 days after the Tenant vacates the RV Lot, provided all terms of this Agreement are met and adequate notice was provided.
5. Use of RV Lot
* The RV Lot shall be used exclusively for parking the owner's recreational vehicle.
* No commercial activities or subletting of the space in the RV Lot is allowed without the Owner's written consent.
* No loitering, littering, activities which may be construed as criminal will be permitted.
6. Maintenance and Repairs
* The Tenant agrees to keep the RV Lot and surrounding areas clean and free from debris. This will include sweeping space and picking up debris and litter in the space.
* The Tenant shall be responsible for any repairs needed due to damage caused by the Tenant's negligence or misuse of the assigned space in the RV Lot.
7. Rules and Regulations
* The Tenant agrees to abide by all community rules and regulations provided by the Owner.
8. Termination
* Either party may terminate this Agreement by providing 30 days' written notice accompanying request for return deposit.
* The Owner reserves the right to terminate the Agreement immediately in the event of a breach of contract by the Tenant.
9. Indemnification
* The Tenant agrees to indemnify and hold harmless the Owner from any claims or liabilities arising from the Tenant's use of the RV Lot.
* The Tenant agrees to hold harmless the Owner and their Agent for any occurrence which may result in damage or injury.
* The Tenant agrees using a space in the RV Lot is at their own risk.
10. Insurance
* The Tenant is responsible for obtaining and maintaining adequate insurance coverage for their RV and personal belongings.
11. Governing Law
* This Agreement shall be governed by and construed in accordance with the laws of the state of Maryland.
12. Entire Agreement
* This Agreement constitutes the entire understanding between the parties and supersedes all prior negotiations, understandings, and agreements.
