CLUBHOUSE RULES AND USE REQUIREMENTS

• “Private Use” Function: Any social function where a Water’s Edge Unit Owner requests and is granted permission to reserve the clubhouse facilities for his/her private and exclusive use on a specified date(s) and for a specified time(s). The owner must reserve the clubhouse through Pelican Property Management, and pay Pelican Property Management the appropriate fee(s) for the specified rental period. A “Private Use” function can be any “Use” function that is not deemed to be or does not fit the definition of a “Community Use” function.


• “Community Use” Function: Any social function that involves the invitation and possible participation of the entire Water’s Edge Community. This includes all Unit owners, and unless specified otherwise, their family members, and their guests. The Clubhouse facilities for the “Community Use” function must be reserved through Pelican Property Management, but no fees are charged.

1. The gym, card-playing room, and bathrooms will be open for the individual use of residents, their family members and their guests, 24 hours per day, 7 days per week.


2. The Riverview Room and the Kitchen will also be available 24 hours per day, 7 days per week, unless they are reserved for a “private use” function by one of the other residents.


3. No person under 18 may use the gym equipment without the supervision of a responsible adult.


4. No personal exercise equipment or other belongings may be stored or left inside or outside the clubhouse.


5. Residents using any of the clubhouse facilities are responsible for locking all doors when exiting the building.

1. Any resident of the Water’s Edge Condominium Community may reserve the Riverview Room and Kitchen for private use. This does not include use of the adjoining game or exercise rooms. It does include non-exclusive use of the pool (with proper ID) and outdoor grill. These facilities are available for private use from 9AM to midnight Monday through Sunday. The renting resident must be present for the duration of the private use event. The pool and grill must remain available to other residents during the event.
   


2. The Clubhouse facilities are not available to outside organizations, corporate functions or for-profit functions. The intent of use of the Clubhouse facilities is to provide a place for Resident small family functions and community social events.


3.  A separate, refundable security deposit of $100.00 made payable to COUNCIL OF UNIT OWNERS OF WATER’S EDGE CONDOMINIUMS, INC.., is required for each event per day.


4. There is also a $50.00 rental fee payable to COUNCIL OF UNIT OWNERS OF WATER’S EDGE CONDOMINIUMS, INC., and a $25.00 management fee paid directly to Pelican Property Management, for each event per day. Pelican Property Management will refund the security deposit after an inspection and approval of the facility.


5. A Non-Exclusive License Agreement must be executed with Pelican Property Management prior to use. Once this Agreement is executed, Pelican Property
   Management will place a notice at the Clubhouse advising other residents that the Clubhouse facilities (Riverview Room and Kitchen) will not be available until after the private use function is over.
   


6. The Clubhouse facilities are available to rent on a first come first serve basis. You may reserve these rooms by contacting Pelican Property Management at 410-645-1865.
   


7. All events must be terminated and the property vacated by 12 midnight. All outside music equipment must be turned off by 9:00 PM.
   


8. All decorations must be free standing. Nothing may be attached to ceilings or walls with nails, tape, or anything else.
   


9. The user is responsible for the complete cleaning of the facility after each use. All trash must be placed in the trash containers.
   


10. Do not release anything into the air out of respect for the environment and animals
    


11. Smoking is prohibited everywhere inside the Clubhouse.
    


12. Renting the Clubhouse facilities does not include the exclusive use of the pool. The residents and guests of the private function may use the pool provided it is during normal operating hours when the pool is open, and provided all residents and guests are wearing the appropriate pool ID bracelets. The pool will remain available to all other residents, their family members and their guests.


13. Renting the Clubhouse facilities does not include exclusive use of the outdoor grill. The grill must remain available to all other residents should they choose to use it.


14. One tent, belonging to Licensee, may be erected at the rear (water side) of the clubhouse (approximately 25x25 ft in size) with previous agreement with the management company and approval by the Board of Directors. Alternative water side arrangements would be subject to approval by the Board of Directors. Foot traffic to the tent should be via the parking pad stairs. Tents must be removed by the Monday following the weekend rental event.
    


15. No parking on grass is allowed. Any damage to landscaping is the responsibility of the renting resident. Parking for a rental event is allowed in the Survace Engineering parking lot, on weekends only, until further notice. Any directional signs must be removed at the end of the event.
